The Role
Performs property appraisal of proposed and existing collateral /security offered by the client including Bank owned real estate as well as foreclosed property. Prepares appraisal reports on properties offered as collateral such as real estate and vehicle including those intended for SBC officer housing/car plan financing, merchandise inventory, machineries and equipment for marketing and subsidiaries as well as ROPA and other Bank-owned properties. The appraisal will aid the marketing units and approving body in granting credit by determining its collateral value for disposal or selling purposes.
How you’ll contribute
Analytical and Critical Thinking
1. Conducts actual property inspection as well as property verification with the use of navigation tools such as but not limited to Google earth map, compass, tax mapping, Sam’s Plotter with GPS locator, laser meter, etc. to be used as basis of valuation.
2. Reviews the vicinity map, layout and floor plan of the property to determine its proper valuation and improvements.
3. Prepares an appraisal report in GDS – SBC Corporate Appraisal system to be used by the Marketing units for the preparation of credit line package.
4. Recommends possible enhancements to existing procedures and relevant credit and appraisal policies to contribute to process improvement initiatives of the Unit.
Client Relationship Management
1. Coordinates with clients and marketing units via email or over the phone for items and/or documents that need clarifications.
Governance, Control and Risk Management
1. Conducts RCSA testing and incident reporting regularly in compliance to the requirement of Risk Management.
Information / Records Administration
1. Takes pictures of the property being appraised during ocular inspection for proper documentation purposes.
Market Research and Business Intelligence
1. Conducts research and surveys of property being offered for sale through Internet sales listings (Sulit.com, property for sale, etc.) for comparative analysis of land value, land with improvements, etc..
Quality Orientation
1. Prescreens the assigned account and the corresponding documents by reviewing the title and tax declaration, building plan and vicinity map to verify if it is technically identified for the same property and ensure that the proper document was submitted by the Marketing units.
Performs other tasks which may be assigned from time to time.
What we’re looking for
- Bachelor’s Degree in Civil, Business Studies/Administration/Management
- At least less than 1 year of experience
- Real Estate Appraiser, Licensed Real Estate Appraiser is an advantage
- Knowledge of the appraisal process i.e. schedule inspection, research, application of methods and principles of property appraisal
- Technically competent and tryst worthy as most of the assignments are field work
- Able to do field work using the available application i.e. Google map, compass and the like
- Must be willing to travel within a specific area or nationwide as need arises
- Results oriented
